Short Sales on the Rise

According to the National Short Sale Center, short sales in 2008 hit an all time high in Arizona, California, Nevada and Florida.

Forty percent of U.S. homes were distressed property sales in 2008. In 2009, that percentage is expected to rise as more homeowners face financial hardships.

A CRS is a Certified Residential Specialist. This designation is the highest one a sales associate in residential sales can earn. It is awarded to Realtors who have met strict criteria both in experience and education. Do Open Houses Sell Homes?

At the beginning of every new year, we see more open houses and less football!

Is an open house productive? It can be. It is a good way to receive feedback about a property and meet new buyers. The buyer can also get a good feel for the neighborhood. The seller has one and only one chance to make a good first impression with an open house. The home needs to be clean, fresh smelling, and cosmetically pleasing. It should be bright and cheerful--with all the windows gleaming and the blinds/drapes open, and lights need to be on in all rooms, the garage, and the basement. The thermostat should be at a comfortable temperature.

On the other hand, now that properties are posted on the Internet with both interior and exterior photos, there could be less traffic at open houses than in the past. Buyers have the ability to become familiar with the home right from their computer.

Christmas Season

It's that time of year where we get great pleasure out of our children's holiday plays and concerts. My daughter Whitney was an excellent Mary and maid at the inn in her school Christmas pageant, while my son Evan was a wonderful wise man and chef. Their violin concert was refreshing, and they have learned to play so well in just 2 years. It's just remarkable! We need to cherish these precious moments while we can or they will slip away and be lost forever.

From a business aspect, I'm also enjoying interest rates being below 5%. There has never been a better time to buy a home or investment property. Yes, even if you are selling a home, you will most certainly profit and be very happy you made the decision to buy and sell now--not later. Who knows when these interest rates will also slip away!

Happy Thanksgiving

May you & your family enjoy your holiday meal & each others company.

We will partake of 2 meals. One at my brothers who graciously offered to host Thanksgiving this year & the other at my in-laws late in the day.

Then there is black Friday! Yes my sister & I usually get up, not real early, about 5-5:30 & head to a few stores for that "really good deal"! This year I do have a few closings that will fit nicely in between stores & help pay for those "really good gifts".
